Updated my mind about getting a home inspection after skipping one
I was dead set on waiving the inspection to make my offer look better in a bidding war. My realtor kept pushing me to get one anyway, so I finally agreed to a basic $400 inspection. The inspector found a hidden roof leak that would have cost like $5k to fix later. The seller ended up covering half the repair cost after I showed them the report. I honestly thought inspections were just for people who didn't know what they were looking at, but I was wrong lol. Has anyone else had an inspection save them from a big surprise?

Oh man, that is a huge relief you caught that before closing. I had something similar happen when I bought my first place years back. The inspector found a crack in the foundation that the sellers had tried to hide with a fresh coat of paint in the basement. It would have been a nightmare down the road. I was also one of those people who thought inspections were a waste of money for a newer house, but you don't know what you don't know until someone actually looks under the surface. That roof leak would have been a nasty surprise to find on a rainy day, so good for you for getting that $400 inspection.

The $400 saved me about $6k total on my first house because the inspector found knob and tube wiring the sellers didn't disclose. They ended up knocking $3k off the price and I got a credit for the rest at closing lol. I used to think inspections were just another fee to make the process longer too. But now I tell everyone to never skip it even if it feels like a waste. That little paper saved me from a lot of headaches and money I didn't have.
