My agent told me my offer on the Denver condo was 'too polite' and needed more teeth, so I added a 12-hour deadline and waived the appraisal gap up to $5k.

Has anyone else had to get aggressive like that to actually win a bid?

Adding a deadline and waiving part of the appraisal gap is a strong move. Did your agent suggest any other specific tactics, like shortening the inspection period or offering a free rent-back to the seller?

What about the earnest money? I see people talking about waiving stuff but not putting more skin in the game. A huge, non-refundable deposit upfront shows you're dead serious and makes sellers way less likely to walk. It hurts if you bail, but that's the point.
