A quick heads up about home warranties for new buyers

I paid $600 for a home warranty my realtor suggested, and it didn't cover the main thing that broke, a faulty garbage disposal. The fine print had so many exclusions it was basically useless. Anyone have a better way to handle those first-year repair surprises?

My realtor pushed one on me too, total waste. I just started putting $200 a month into a separate savings account for house stuff. That cash fund covered a new water heater last year with no hassle.

Exactly. That separate account is the way to go. I did the same thing after my first home warranty claim got denied for a "pre-existing condition." Now I just set aside a flat amount each month. It builds up faster than you think, and there's no arguing with your own savings when something breaks. You control the money and the repair.
