Tried to sell our house FSBO near Plaza Midwood last spring, total disaster

My wife and I listed our 3 bedroom bungalow off Central Ave back in April because we thought we could save the 6% commission. Big mistake. We had 17 showings in 3 weeks but only one serious buyer showed up, and they wanted us to throw in closing costs plus a home warranty. Then our agent buddy told us we were pricing it $15k over comps because we didn't know about the new construction down the street. After 6 weeks we finally caved and listed with a pro, sold in 10 days for $5k more than we were asking. Has anyone else tried going without an agent in Charlotte and regretted it?

Oh man, I gotta push back a little on this one. I sold my house in Dilworth two years ago with just a flat-fee MLS listing and it went smooth as butter, saved me over $12,000. Sounds like your main issue was the pricing and not having a real estate lawyer to handle the paperwork, not the whole FSBO thing itself.

Wait, $12,000 savings? That's wild. I thought the whole point of a realtor was to keep you from making a costly mistake like pricing it wrong. How did you even figure out the right price without an agent? Did you just look at comps online or something? I feel like I'd second-guess myself every step of the way.
