The 3D tour I laughed at sold my house in 11 days
Listed my place in Plaza Midwood back in April and figured the 3D walkthrough was gimmick fluff, but the buyer's agent said it was why they showed it first before any other property. Has anyone else seen these tours actually move homes faster, or did I just get lucky with timing?

Wait, you laughed at the 3D tour but still listed it, right? I mean, you kept it on the listing even though you thought it was silly, so that part's fine. But here's the thing, buyers don't always "show" a home first based on the tour alone. Usually it's the combo of the walkthrough plus good photos and a decent price that gets them in the door. That said, I've seen it help in slower markets, but 11 days is still fast for Plaza Midwood unless you priced it right under what comparable homes were going for. So yeah, the tour probably nudged things, but your timing and price likely did the heavy lifting.

Man, that's the thing though! It's like when people swear their lucky socks helped their team win, but really the other team just played bad. We always want to point at one flashy thing, the 3D tour in this case, and give it all the credit. But the quiet stuff, like pricing it right and having good photos, that's the boring work that actually moves the needle. I see it everywhere, people blame or praise one big obvious feature while the small, less exciting parts do the real job. And honestly, that's fine, the tour gets people in the door, but the price and timing are what seal the deal. It's just human nature to want a simple story for why something worked, even when the truth is a bunch of small things lined up.
