Put my Steele Creek rental up in October instead of spring and got 11 calls in 2 days
Everyone told me to wait until March to list my 3 bed off Sandy Porter Road, so I figured October would just sit there. Had it cleaned and listed on a Tuesday night, and by Thursday I had 11 showings booked and two people fighting over it. Signed a lease at $1,850, which was $75 more than the spring comps down the street. Now I wonder if the spring rush is even real or just something we all repeat to each other. Anybody here rented out a place in the off season and done better than you did in spring?
Rented my place off West Blvd in January a couple years back and got way more action than I expected. Listed on a Thursday, had six showings by the weekend, and the guy who signed paid $1,900 when spring stuff nearby was going for $1,825. What I figured out is that not many places are out there in winter, so the folks who are looking really need something and they move fast. Less foot traffic but way less competition from other listings. You basically get the pick of the serious renters instead of fighting 20 other landlords in April. I stopped buying into the spring thing after that.
