Heard a realtor say 'the market is settling' the other day at a coffee shop
I was grabbing a breakfast sandwich at Central Coffee on my way to a job site and caught two realtors talking about a house in Plaza Midwood that sat for 45 days before going under asking. They said offers are still coming but not at the crazy 20% over list like last summer. Made me wonder if that's happening more in the neighborhoods close to Uptown or if it's spreading further out. Has anyone else seen listings stick around longer than they used to?

First time I noticed it was in Dilworth last month. A house I was keeping an eye on (not really in my budget anyway but fun to look) took 20 days instead of the usual weekend. Realtor friends say the 5% over asking offers are the new normal in those close in neighborhoods, but out in Matthews and Mint Hill people are still acting like it's 2021.

Are you seeing the same thing in NoDa or that area off The Plaza? I've got a buddy who flips houses and he told me last week he's actually having to stage his listings now (which he never did before) because they aren't just flying off the market the same way. He had one near the Optimist Hall area that needed two weeks and a price drop before he got a serious offer, and that's a spot that used to get multiple bids before the sign even went up.
