Finally closed on a house in Plaza Midwood after 8 months of hunting

I put in offers on 4 different places since last April and kept getting outbid by cash buyers or people waiving inspections. Finally got one under asking because the roof needs work and the seller was tired of waiting. Anyone else dealing with offers getting beat out constantly in Charlotte right now?

A 2000s house with original shingles is actually past its expected lifespan by about 5-10 years depending on the brand. If the underlayment is failing too, that's the kind of job that can easily hit 15-20k once you factor in decking replacement. Sometimes a roof that "needs work" just needs a few patches, but this sounds like the whole thing is approaching end of life.
