Dropped $400 on a home inspection before buying near Plaza Midwood and it caught a $9,000 problem
I almost skipped the inspection to save some cash when I was buying a little brick bungalow off Commonwealth Ave a few months back. The seller kept saying the house was turnkey and honestly the place looked great on the tour, so $400 felt like throwing money away. Turns out the inspector crawled under the house and found the whole back addition was sitting on rotten piers, plus a slow leak in the main water line nobody had noticed. The repair quote came in around $9,000 and I used that to talk the seller down almost the same amount at closing. My buddy rolled the dice on no inspection last year and ended up paying $6,500 for a new sewer line two weeks after he moved in. Best $400 I ever threw at a house, no question. Anyone else get lucky with an inspection finding something the seller swore wasn't there?

$9k off closing from a $400 inspection is a straight up steal. buddy of mine skipped his and ate a $6,500 sewer line two weeks in, so yeah, always pay the 400.
