Can we talk about paying full list price in Charlotte when everyone says wait?

Three weeks ago I put an offer on a 2 bed condo near Plaza Midwood at asking price, $315k, and my agent acted like I was crazy. Every post here says sellers are dropping prices and buyers should lowball hard. But that unit had 3 offers in 5 days and I got outbid by someone going $8k over. Last month a friend offered 5% under on a house in Matthews and lost it to a cash buyer at full list. This market is still hot in the right pockets, not every zip code is equal. Has anyone else actually won a deal by negotiating hard recently, or are we just feeding each other doom talk?
