Drove by a Decatur flip last weekend, the gutters tell you everything
I was checking out a house on Oakview Road that just got sold and relisted in 3 months. The paint looked fresh from the street but the gutters were full of pine straw and the downspout was disconnected. That's a $30 fix if you catch it early, but water already washed out a chunk of the foundation soil. I walked around back and the grading slopes right toward the slab, which is basically asking for a wet crawlspace. How many of you actually check the gutters and slope before putting in an offer in this heat?

Wait, you mean to tell me people actually skip checking the gutters and grading before putting an offer in? That's like buying a used car without popping the hood. The downspout being disconnected alone should be a red flag from the street, but pine straw packed to the brim on top of that? Whoever flipped that place either didn't care or figured buyers would just look at the fresh paint. Three months is way too short to hide that kind of water damage, and the foundation soil washing out is just the start. I'd bet money the crawlspace already smells like mildew, and that's not a cheap problem to fix later.
