Update: picked the $289k townhouse off Sardis Rd over the $310k fixer near Matthews, and the HOA just hit me with a $75 special assessment

The fixer had a 30 year old roof and the townhouse had a pool, so I went pool. Now I'm paying for somebody else's resurfacing project and the only thing floating in that pool is my regret. Anyone else get blindsided by an HOA bill right after closing?
