That house flip in Plaza Midwood humbled me fast

Bought a 3 bed 2 bath off Central Ave for $285k, thought I had the rehab budget down. My inspector said I had 'renter-grade everything' and he was right, the cheap LVP and builder-grade cabinets killed the resale value. Anyone else get burned underestimating finish quality over square footage?

Tbh that's the trap everyone falls for, thinking bigger numbers on the spec sheet matter more than the stuff people actually touch every day. Honestly, the same thing happens with cars or even couches, you remember the cheap feel way longer than the extra ten square feet.
