Showerthought: I thought my house in NoDa would rent for way less than it did
I was getting ready to list my 2 bedroom place in NoDa and figured I'd ask for $1800 a month. My neighbor told me to check what similar places were actually getting, not just asking. I looked at the last three months of rental data for my exact block and saw places like mine were going for $2100. I listed at $2150 and had three applications in two days. I learned that recent actual sale and rental prices in your specific area are way more important than your gut feeling. Has anyone else been surprised by the real numbers in their neighborhood lately?

Check the data for your own place, but how much of that price jump do you think is just the area getting popular versus actual upgrades to the units themselves?
