My flip house in NoDa just appraised $45k over what I paid 8 months ago

New light rail stop opened up three blocks away and suddenly every buyer wants to walk to work, has anyone else seen values jump like that near a specific station?

idk, maybe it's just me but $45k over asking in 8 months sounds almost too good to be true.
