I finally admitted the fall slowdown here is normal and I was wrong to panic
Everyone on this board keeps saying you have to list before Labor Day or your house sits until spring. I believed it so hard that I pushed my place in Plaza Midwood on the market in August even though my kitchen floor was still half torn out. It sat for 41 days with zero offers and I freaked out, dropped the price $15k, and took a lowball from a guy who wanted it as a rental. Then I watched my neighbor's smaller house on the same street list in mid October and go under contract in 9 days at full asking. I had a long talk with an agent at a cookout on Saturday and she said the fall crowd here is actually more serious because the looky loos are gone and people relocating for jobs need to close by the end of the year. I still think spring and summer get more foot traffic, I'm not saying that part is wrong, but the idea that a fall or winter listing is doomed is just not what I saw. Did anyone else sell between October and January, and how did it go compared to what you expected?
