Hit 15 house sales in one year and still didn't make what I thought
We just wrapped up 2023 and I counted up the houses I saw move through our neighborhood in Charlotte. 15 sales, which felt like a lot for our little area off Providence Road. But the prices people got surprised me, some went for 20k under asking after sitting for months. Has anyone else noticed the market around here slowing down more than the news says it is?

yeah i gotta say i see it a little different from where i sit. we had a townhouse list in my complex near southpark and it went pending in like 4 days, ended up selling for 10k over asking. i think it really depends on the price point and condition, those homes sitting for months are probably overpriced or need a ton of work. the news loves to talk about a big slowdown but from what my realtor friend tells me, anything in the 300-500k range thats updated is still moving quick around here. maybe the high end stuff is cooling off but the normal houses people actually want to live in are still doing fine.

Was that townhouse listed for closer to 300k or 500k? I keep hearing the lower end is still a bloodbath but the middle is where it gets weird. Your realtor friend see any difference in how fast stuff under 350k moves vs the 450-500k stuff? The spread within that range might tell a better story than just grouping it all together.
