Got a lowball offer on my house and almost took it before my agent stopped me
Last Thursday I listed my 3BR in Plaza Midwood for $435k. First night, some couple came through and the next morning their agent texted mine with $380k cash, close in 14 days. I was stressing about carrying two mortgages so I seriously considered it. My agent pulled comps for the last 3 months and showed me four similar homes in the neighborhood that sold for $410-425k. We countered at $420k and they walked. Three days later a different buyer offered $415k with a conventional loan and we close next month. Anyone else almost get spooked into accepting way less than market value?

Trust your gut though, a quick cash sale could save you months of headache if the market shifts.

Your agent SAVED you. That lowball was a panic move trying to take advantage of your situation. Cash offers aren't always the BEST deal, just the easiest. Glad you held out and got the REAL market price.
