Finally admitted I was overpaying for my realtor after 3 years

My neighbor sold his house in 2 weeks using a flat fee broker while I was paying 6% commission to my agent on a $450k sale that sat for 3 months. What finally convinced me was seeing the actual paperwork on his deal and realizing my agent wasn't doing anything special for that extra 3%.

Flat fee broker was the move for me too. Saved around $12k on a $380k house, and the only thing I really missed was the agent holding my hand through showings, which I didn't need anyway. The flat fee folks handled the MLS listing, the paperwork, and even gave me a lockbox for free. If your house is in decent shape and you're comfortable showing it yourself, it's a no brainer.

Oh EXACTLY! And what really surprised me was how much control I had over the whole process. With my flat fee setup, I could schedule my own showings on MY time, not when some agent had a gap in their calendar. Plus I could put up my own for sale sign and handle the open house myself on a Saturday morning, which was way more convenient than waiting around for a realtor to show up. The only extra thing I paid for was a professional photographer for the listing, which cost me like $150 and made the house look AMAZING compared to the fuzzy phone pictures some agents post. So basically I saved thousands AND got better marketing, it's crazy more people don't do this.
