Put in a lowball offer on a NoDa townhouse and actually got a counter
Offered $40K under asking on a place that had been sitting 60 days and figured they'd laugh, but the seller came back with a number only $15K off list. Learned you don't lose anything by throwing out a crazy low number first, has anyone else seen sellers actually bite on this?

Offered $30k under once and they came back $10k off. Always worth a shot.

Yeah lee.cole knows what's up, that's pretty much exactly what happened to me lol. I threw out a lowball offer on a house that was sitting for a while and they came back within $8k of asking. The key is making sure the place has been on the market long enough that they're getting desperate. I always look for stuff that's been listed over 30 days before I even bother going that low. Worked twice for me so far, just gotta have the nerve to hit send on that offer.
