Appreciation post: my Dilworth inspector spent 3 hours in the crawlspace and saved me $9k
When I bought my first place in Plaza Midwood back in 2019, I picked the cheapest inspector I could find, mostly because my agent kept pushing him and I figured a crawlspace is a crawlspace. He was in and out in 45 minutes, handed me a clean report, and I felt great right up until the sewer line backed up two months later. Fast forward to last month, I'm under contract on a 1940s cottage near East Blvd, and I went with a guy a coworker recommended who does old houses only. He spent over 3 hours on site, ran a camera down the main line, poked at the original plaster, and found knob and tube wiring hiding behind the attic insulation plus a rotted sill joist under the back porch. Best $650 I've ever spent, because the seller dropped the price $9k after seeing the report. Old house inspectors are just a different breed I guess. Anyone got a name for a good structural engineer in the Charlotte area? I want a second opinion on the joist before I close.
