Watched a deck go from solid to spongy in 8 months because of one missing flashing detail
Helped a guy in Bend tear out a 2 year old deck last weekend and the rim joist was soft enough to push a screwdriver into by hand. The whole problem was the ledger board flashing was installed flat against the house instead of lapped over the top, so water ran right behind it every storm. Anyone else seeing this pop up more on newer builds, or is it just my area?
Saw the same thing on a place in Redmond last spring, ledger was only 4 years old and the top plate was mush. Whoever framed it just butted the flashing tight to the siding with no lap and no kick-out, so every bit of rain off the roof ran straight down that seam. You have to run a z-flashing under the siding, over the top of the ledger, then tape the seams before the deck boards go on. Fixing it after the fact means pulling the whole ledger and sistering new framing, which gets pricey fast.
