Customer told me her oak was fine since it leafed out in April, but the root flare told a different story

She kept saying the tree was healthy because it had green leaves, but when I dug down 6 inches the root flare was buried under a foot of fill dirt from a patio job two summers ago. Girdling roots were already wrapping the trunk and the lean was getting worse. How do you all bring up buried root flares without sounding like you're just trying to sell a removal?
